Buyer's Agents: What are Buyer's Agents?
Be it your first, tenth or hundredth time, buying a home can be an exhilarating yet daunting experience.
When considering the purchase of any form of real estate be it located in North Port, Florida or anywhere else, you have the right to, deserve and
should seek out your own equal and fair representation.

The buyer's agent can help you locate that perfect property without any bias or conflict of interest toward the seller, negotiate with the seller or seller's agent to secure the best price and terms and will also act as a buffer during the purchasing process to ensure that all necessary steps are completed before closing.
Ultimately, Buyer's Agents provide you the buyer with the much needed experience and expertise to navigate the many twists and turns that come with purchasing real estate.
Using the services of a "Buyer's Agent" is like having your own personal tour guide to help you find your way through the real estate buying process. Furthermore, while working with a Buyer's Agent often results in a savings on property purchases it can also help inexperienced home buyers prevent costly mistakes in negotiations, contract terms and the entire real estate purchase process.
Having now discovered the role of and advantages to using a "Buyer's Agent", should you decide to seek the services of one, following are some questions to ask prospective buyer's agents:
- Are you a licensed, full-time an agent?
The answer to each of these questions should be yes! Licensing is a state requirement and only a full time agent can provide the dedicated service you need when purchasing real estate.
- How long have you worked in real estate?
The longer the better however, don't make this a deal breaker as some newer agents have proven equally as, and even more capable than some agents with more time in the industry
- Are most of your clientele buyers or sellers?
The higher the ratio of buyers to sellers the better. Less chance for any bias or conflict between the two!
- Are there any Buyer's Agent contracts and/or fee's I need pay to use your services?
Best answer is no however, if contracts, agreements or fees exist know exactly what they are and what entail then consider them carefully prior to entering into a Buyer's Broker arrangement.
- How much commission will I pay as a buyer?
The only correct answer is "0" or none! In real estate transactions though a rare exception does occur, commissions are paid by the seller as a fee for the successful sale of their property.
Once you've selected your "Buyers Agent", consider the following:
Though you are not committed to working exclusively with a single agent (unless you've signed an agreement to the contrary), it's only fair (and right) that you extend your loyalty to an agent expending significant time and effort helping you find a property. Remember, your real estate agent works on commission, unless you purchase through him or her the time expended working on your behalf amounts to nothing.
However, even the most intuitive agents are not mind readers.
It is up to you to make your preferences, priorities and budget clearly known up front. After all, neither party wants to waste valuable time looking at properties that don't meet your needs. Should you find that your needs are not being met by your agent, discuss it and provide him or her the opportunity to correct the problem before retaining alternate representation.
